The challenge – increasing capacity without committing to unwanted space.
Established in Chatham in 2003 the Bank’s business had expanded rapidly in just a few short years. Quickly outgrowing their initial premises, the bank moved into a second building splitting their operation into two. This had a detrimental impact on the business as their management overhead and costs increased. The bank quickly recognised that it needed to consolidate into one centre to maximise its efficiency and provide room for future expansion.
The company identified nearby an ideal property, Pembroke Court, which could house all its requirements under one roof. However, the space at Pembroke was too large for their current operation and the landlord would only let the entire building.
This created a dilemma; should they carry the overhead of two existing properties or commit to all of the space available at Pembroke Court on day one, a total of 51,000 sq. ft., when their current operation demanded only 34,000 sq. ft.?
